Finding a paying guest (PG) accommodation in Bangalore is not only about the monthly rent. The deposit, advance payment, notice period and refund conditions can change the real cost of moving in. Before you transfer money or hand over cash, take time to confirm the details in writing.

This checklist is useful for students, freshers, working professionals and parents comparing PG options in Bangalore. Policies vary by property, so treat the points below as questions to ask—not as a promise that every PG follows the same terms.
1. Confirm the full amount due before moving in
Ask for an itemised breakdown of every payment required before you receive the keys. Confirm separately:
- Monthly rent and the date it is due
- Security deposit or advance, and whether it is refundable
- Food, electricity, laundry, Wi-Fi, housekeeping or other charges, if applicable
- Any one-time joining, maintenance or administrative charge
- The total amount payable on move-in day
Do not rely only on a headline rent advertised in a listing. Compare the total monthly outgoings and the upfront amount across shortlisted properties.
2. Get the deposit and refund terms in writing
Ask the owner or authorised manager to explain when the deposit is returned, how the refund is processed, and which deductions may apply. Request a written copy of the terms before paying. If a deduction is possible for damage, unpaid bills or another reason, ask how it will be assessed and documented.
A verbal statement such as “you will get everything back” is not a substitute for written conditions. If the terms are unclear or keep changing, pause and clarify them first.
3. Check the notice period and early-exit conditions
Plans can change: a job location may shift, a course may end, or a flatmate arrangement may not work out. Confirm how much notice you must give, whether rent is payable during that period, and what happens if you leave early. Ask whether the notice must be given by email, message or a written form.
4. Ask for a receipt for every payment
Use a payment method that creates a record whenever possible. Ask for a receipt or written acknowledgement showing the amount, date, purpose of payment and the person or business receiving it. Check that the recipient matches the owner or authorised manager you have verified. Avoid sending money to an unrelated account without a clear explanation.
5. Inspect the exact room you will occupy
Photos can help shortlist a PG, but they cannot confirm the current condition of a particular room. Before committing, check the bed and mattress, storage, locks, ventilation, bathroom, water supply, cleanliness, mobile signal and common areas. If you cannot visit in person, request a live video walkthrough and ask the representative to show the room, entrance and relevant facilities in real time.
Confirm whether the quoted rent is for a single, double or multi-sharing arrangement, and whether the room shown is the room being offered to you.
6. Verify what is included in the rent
Do not assume that food, electricity, Wi-Fi, laundry, cleaning or air-conditioning is included because it appears in a photo or description. Ask which services are included, which cost extra, and whether any usage limits or timings apply. Get the answer in writing so you can compare properties fairly.
7. Review house rules before you agree
Ask about visitor policies, entry timings, cooking, guests, parking, use of common spaces, quiet hours and rules for shared rooms. Check that you can realistically follow the rules. If you are moving in with a parent’s help, share the rules and payment terms with them before making a decision.
8. Check safety and access—not just the room
Observe the building entrance, door and room locks, lighting in common areas, emergency exits and the route from the main road or transit stop. Ask who to contact if there is a maintenance or safety concern and how urgent issues are handled. Do not treat a listing, badge or verbal assurance as a substitute for your own checks.
9. Compare the commute and everyday costs
A lower rent can become less economical if daily travel is expensive or takes too long. Check the route to your college, workplace or training centre at the time you would normally travel. Add likely transport, meals and utility expenses to your budget. For area comparisons, see our guides to PG areas for freshers in Bangalore, PGs in HSR Layout and Whitefield vs Marathahalli.
10. Keep a move-in record
On the day you move in, take dated photos or a short video of the room, furniture and any existing damage. Share relevant issues with the manager in writing and keep a copy. Save your receipt, written terms, messages and any inventory list in one place. This creates a clearer record if there is a disagreement when you leave.
Red flags to pause on
- You are pressured to pay immediately before seeing the room or verifying who is receiving the money.
- The deposit amount, refund conditions or extra charges are not explained clearly.
- The person collecting payment cannot show that they are authorised to offer the accommodation.
- The room offered does not match the description, photos or sharing arrangement.
- You are discouraged from getting receipts or written terms.
One concern does not automatically prove wrongdoing, but it is a reason to slow down and verify. If an answer is vague, ask for clarification before paying.

Before you pay: quick checklist
- ☐ Total move-in amount and monthly cost are itemised.
- ☐ Deposit refund conditions and possible deductions are written down.
- ☐ Notice period and early-exit terms are clear.
- ☐ The recipient is verified and every payment has a receipt.
- ☐ The actual room, sharing type and facilities have been checked.
- ☐ Extra charges, house rules and safety arrangements are understood.
- ☐ Commute and daily expenses fit your budget.
- ☐ Photos of the room’s move-in condition and copies of all terms are saved.
Bottom line: Do not choose a PG based on rent or photos alone. Confirm the complete cost, written deposit conditions, exact room and payment record before you commit. A little verification upfront can prevent avoidable confusion later.
